2. Property
The Landlord agrees to let and the Tenant agrees to take the following property:
14 Maple Avenue, Bristol, BS3 6CD

3. Term of Tenancy
This tenancy is a Assured Shorthold Tenancy (AST) and shall commence on 1 April 2026 and shall continue until 31 March 2027.
The required notice period to terminate this tenancy is 2 months written notice by either party, subject to the statutory minimum periods under the Housing Act 1988 and any subsequent legislation.
4. Rent
The Tenant agrees to pay rent of £1,250.00 per monthly, payable in advance on the 1st day of each month by bank transfer or standing order.
Rent shall be paid to the Landlord's nominated bank account, details of which shall be provided separately. Rent paid late by more than 14 days may attract interest at 3% above the Bank of England base rate, in accordance with the Tenant Fees Act 2019.
5. Deposit
The Tenant shall pay a tenancy deposit of £1,442.00 prior to the commencement of the tenancy. This deposit will be protected in the DPS government-authorised tenancy deposit protection scheme within 30 days of receipt, as required by the Housing Act 2004.
The deposit may be used at the end of the tenancy to cover: unpaid rent, damage beyond fair wear and tear, breach of the Tenant's obligations under this agreement, or any reasonable cleaning costs. The deposit (or balance) shall be returned to the Tenant within 10 days of both parties agreeing the final amount.
6. Tenant's Obligations
The Tenant agrees to:
(a) Pay the rent on time as specified in Clause 4;
(b) Keep the property and any fixtures and fittings in good and clean condition, allowing for fair wear and tear;
(c) Not sublet or assign the tenancy, or allow any person other than the authorised occupants to reside at the property, without the Landlord's prior written consent;
(d) Not carry out any alterations, decorations, or improvements to the property without the Landlord's prior written consent;
(e) Not use the property for any illegal or immoral purposes;
(f) Not cause a nuisance or annoyance to neighbouring properties;
(g) Allow the Landlord reasonable access to the property for inspections and repairs, subject to at least 24 hours' written notice (except in emergencies);
(h) Report any disrepair or damage promptly to the Landlord;
(i) Comply with all obligations imposed by law in respect of the property;
(j) Return the property in the same condition as at the commencement of the tenancy (fair wear and tear excepted) at the end of the tenancy.
7. Landlord's Obligations
The Landlord agrees to:
(a) Maintain the structure and exterior of the property in good repair (Section 11, Landlord and Tenant Act 1985);
(b) Keep in repair and proper working order the installations for the supply of water, gas, electricity, and sanitation;
(c) Keep in repair and proper working order the installations for space heating and heating water;
(d) Ensure the property meets all required safety standards, including gas safety (annual certificate), electrical safety (5-yearly EICR), and smoke and carbon monoxide alarms;
(e) Ensure the property is free from serious hazards under the Housing Health and Safety Rating System (HHSRS);
(f) Provide the Tenant with a valid Energy Performance Certificate (EPC) with a minimum rating of E;
(g) Allow the Tenant quiet enjoyment of the property;
(h) Comply with all applicable landlord licensing requirements in the local authority area.
8. Utilities and Council Tax
The Tenant is responsible for paying all utility bills (gas, electricity, water) and council tax relating to the property during the tenancy, and shall arrange for accounts to be transferred into their name from the tenancy start date.
9. Furnishings and Inventory
The property is let on a Furnished basis. A property inventory shall be prepared and agreed by both parties prior to or at the commencement of the tenancy. The signed inventory shall form part of this agreement. The Tenant is responsible for any items listed on the inventory that are missing or damaged (beyond fair wear and tear) at the end of the tenancy.
10. Access and Inspections
The Landlord (or the Landlord's agent) shall be entitled to enter the property at reasonable times of the day for the purpose of inspecting the condition, carrying out repairs, or showing the property to prospective tenants or buyers, provided that at least 24 hours' prior written notice is given to the Tenant. In case of emergency, the Landlord may enter without prior notice.
11. Pets
No pets or animals of any kind are to be kept at the property without the prior written consent of the Landlord.
12. Break Clause
Either party may terminate this tenancy after 6 months from the tenancy start date by serving not less than 2 months' written notice on the other party. The break clause may only be exercised if the Tenant is not in arrears of rent and has complied with all obligations of this agreement.
13. End of Tenancy
On the expiry or termination of this tenancy, the Tenant shall:
(a) Vacate the property and return all keys by 12:00 noon on the last day of the tenancy;
(b) Leave the property in the same state of cleanliness and repair as at the start of the tenancy (fair wear and tear excepted);
(c) Remove all personal belongings and rubbish from the property and garden;
(d) Provide a forwarding address for the return of the deposit and any correspondence.
14. Data Protection
Both parties agree to handle any personal data shared under this agreement in compliance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. The Landlord may retain the Tenant's personal data for the duration of the tenancy and for a reasonable period thereafter for legal and accounting purposes.
15. Governing Law
This agreement is governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the jurisdiction of the courts of England and Wales. This agreement does not affect the statutory rights of either party under the Housing Act 1988, the Landlord and Tenant Act 1985, the Tenant Fees Act 2019, or any other applicable legislation.
